In an effort to entice current Fannie Mae and Freddie Mac borrowers to refinance, both agencies have adopted the Home Affordable Refinance Program (HARP), which was established by the Federal Government. Conventional (or conforming) Loans closed and sold to Fannie Mae or Freddie Mac prior to May 31, 2009, are eligible in most cases, as long as the borrower has been making their payments on time.
If you have little or no equity, or owe more than your home is worth, HARP helps homeowners that have had difficulty refinancing due to a decline in their home’s value - even if you’ve been denied in the past. With softer underwriting guidelines, no LTV (Loan to Value) or CLTV (Combined Loan to Value) requirements, and in many cases no appraisal, making it easier for most borrowers to take advantage of our low interest rates.
